|데일리포스트=김상진 기자| 미국 LA 한인타운 내 자체 개발한 주상복합 The BORA 3170은 미국 주택시장에 반도유보라 브랜드와 한국의 주거문화를 접목해 선보이는 252가구 규모 주상복합 프로젝트이며 한국의 자본이 투입된 개발방식과 고급 주거문화가 적용돼 미국 현지에서 호평받고 있다.
반도건설은 인허가 및 행정절차 까다롭기로 정평난 미국 주택사업을 위해 2년의 준비 기간을 거쳐 현지법인을 설립하고 토지 매입부터 설계, 시공까지 직접 자체 개발사업으로 The BORA 3170 프로젝트를 진행 중이며 올해 하반기 준공 예정이다.
아울러 반도건설은 미국 캘리포니아주 글렌데일시 개발사업에도 상호 협력키로 했다. 지난 20일 반도건설 박현일 총괄사장과 알다시스 카사키안 글렌데일시 시장은 글렌데일시 개발사업 관련 협력 방안 모색을 위한 MOI를 체결했다.
글렌데일시는 광역 LA 전체 88개 시 가운데 3번째로 큰 도시로 증가하는 인구 여파로 주택부족 현상이 심화되고 있다. 때문에 층고제한과 용적율 상향 등 다양한 인센티브를 제공하는 등 안정적인 주택공급을 위해 노력하고 있다.
특히 고속도로 위 공간을 활용한 도심 공원화 사업에도 관심이 많아 관련 프로젝트를 진행하고 있는 한국의 개발사업에 많은 관심을 보이고 있다. 사정이 이렇다 보니 알다시스 카사키안 시장은 반도건설이 미국 주택시장에 개발 및 시공사로서 글렌데일시와 도시개발 협업을 희망한다는 입장이다.
한편 반도건설은 The BORA 3170 현장 인근에 2개 필지를 추가로 매입해 새로운 주택사업을 준비하고 있다. 이번 글렌데일시와 MOI를 바탕으로 글렌데일시 개발에 참여할 수 있는 방안을 모색하고 미국 주택시장에서 저변을 확대한다는 계획이다.

Stories are rising at 3170 West Olympic Boulevard, in Koreatown. The project has been dubbed “The Bora.” Previously, ground-level buildings on the site were demolished a couple of years ago. Bando Dela Corp recently purchased the site for $20.3 million.
The project will reach eight stories high and have 203,800 total square feet of floor area. It will be 85 feet tall, 270 feet long, 182 feet wide. The ground level will have parking and retail space, with additional parking in the basement level. The upper seven levels will house 252 apartments, leading to a 95 percent density increase. 46 of the units will qualify as very low-income dwellings.
Nine compact, six disabled, and 230 standard parking stalls will be inside, and 188 long-term and 22 short-term spaces for bicycle parking. The lot is in a transit priority area, with the Olympic/Harvard bus stop within a short walking distance. The Wilshire/Western station, connecting to the purple line, is also a few blocks away. The site is also close to Hobart Elementary School, and several restaurants are close by.
Archeon Group, a multi-disciplined architectural, planning, and development firm is spearheading the project. Permit valuations place the cost at about $39 million.
